This is a general walkthrough as other properties and units may require special attention at certain times of the year. If you are a new investor, it's very important to check the property after the tenant has moved out. Here are OUR steps after tenant moves out: Step 1.) Secure the Keys and all duplicates Step 2.) Check all Locks to make sure they function. Step 3.) Conduct a Thorough Walk-through Step 4.) Clean the unit as needed. Repair any damages and make sure you get ALL copies of the receipts, invoices and estimates from your contractor/cleaning crew. Step 5.) Subtract he repair/cleaning costs from the security deposit. Step 6.) Depending on the State and Local Laws, you have a specific time frame as to when you need to return your tenants' security deposit. Make sure you return it promptly. If you want to ensure the deposit is returned, hand it to the tenants personally OR mail it using certified mail. Step 7.) Have the unit/property ready for the next tenant.
